By Virtue of Judgment In The Case Set Forth Below: I shall sell to the highest and best bidder at the time and place above, the following real estate and im-provements thereon in Barren County, Kentucky, to wit: Description:

For the purchase price, purchaser may pay cash, or may pay 10% of the pur-chase price in cash, with the balance of the purchase price secured by a purchase money bond due in thirty (30) days, with good and approved surety on the bond, and bearing interest at the rate of 12% per annum from date of sale until paid, said bond to have the same force and effect as a judgment and remain a prior and su-perior lien on the property until fully paid. The property shall be sold with the im-provements thereon, “as is”. Bidders shall be prepared to promptly comply with the terms of sale; purchaser shall pay property taxes due for 2015 and follow-ing years. Any interested or prospective purchasers prior to the day of sale, shall, upon giving the current owners or those who are currently legally in possession of the premises which are the subject of this action 24 hours advance notice, be entitled to view and inspect the premises. The judgment authorizing the sale is a Judgment and Order of Sale in Barren Circuit Court Civil Action No. 16-CI-312, Edmonton State Bank vs. Keenan W. Ri-ley; Andrea N. Riley; Fort Knox Federal Credit Union Service Organization to re-cover in rem the amount of $85,559.13, together with interest at the rate of $9.10 per diem from September 7, 2016 until paid, including attorney’s fees approved by the court, and costs herein expended.
