COMMISSIONER’S SALE Tuesday, April 19, 2016 at 12:00 Noon At The Courthouse Door, Barren County Courthouse (Judicial Center) Courthouse Square, Glasgow, Kentuckytc "Courthouse Square, Glasgow, Kentucky" South Central Bank, Inc. v. Leslie Smith; Wanda Smith; and Southern Tax Services, LLC By Virtue of Judgment In The Case Set Forth Below: I shall sell to the highest and best bidder at the time and place above, the following real estate and improvements thereon in Barren County, Kentucky, to wit: Legal Description: The property is located at 3436 Old Munfordville Road and Old Munfordville Road, Cave City, KY 42127, and consists of two parcels as shown in Plat Book 6, Page 257, Office Barren County Clerk. Source of Title: Parcel 1: Being the same property conveyed to Leslie Smith and Wanda Smith, husband and wife, or survivor, by deed of R T Smith and wife, Eva L Smith, dated September 27, 1977, recorded in Deed Book 203, Page 575. Parcel 2: Being the same property conveyed to Leslie Smith and Wanda Smith, husband and wife, or survivor, by deed of R T Smith and Eva L Smith, husband and wife, dated August 18, 1981, recorded in Deed Book 209, Page 485, both of record Office Barren County Clerk, Glasgow, Ky. Also known as: 3436 Old Munfordville Rd. For the purchase price, purchaser may pay cash, or may pay 15% of the purchase price in cash, with the balance of the purchase price secured by a purchase money bond due in thirty (30) days, with good and approved surety on the bond, and bearing interest at the rate of 12% per annum from date of sale until paid, said bond to have the same force and effect as a judgment and remain a prior and superior lien on the property until fully paid. The property shall be sold with the improvements thereon, "as is". Bidders shall be prepared to promptly comply with the terms of sale; purchaser shall pay property taxes due for 2015 and following years. The judgment authorizing the sale is a Judgment and Order of Sale in Barren Circuit Court Civil Action No. 11-CI881, South Central Bank, Inc. v. Leslie Smith; Wanda Smith; and Southern Tax Services, LLC to recover the amount of $41,345.52, together with interest at the rate of $6.7103 per diem from February 3, 2016 until paid, including attorney’s fees to be approved by the court, and costs herein expended.
