PBI Bank and Republic Bank & Trust Company v. James P. Crews, et al By Virtue of Judgment In The Case Set Forth Below: I shall sell to the highest and best bidder at the time and place above, the following real estate and improvements thereon in Barren County, Kentucky, to wit:

For the purchase price, purchaser may pay cash, or may pay 10% of the purchase price in cash, with the balance of the purchase price secured by a purchase money bond due in thirty (30) days, with good and approved surety on the bond, and bearing interest at the rate of 12% per annum from date of sale until paid, said bond to have the same force and effect as a judgment and remain a prior and superior lien on the property until fully paid.
The property shall be sold with the im- provements thereon, "as is" and specif- ically subject to easements, restrictions and stipulations of record, assessments for public improvements levied against the property, and any facts which an inspection and accurate survey of the property may disclose. Bidders shall be prepared to promptly comply with the terms of sale; purchaser shall pay prop- erty taxes due for 2016 and following years.
The judgment authorizing the sale is a Judgment and Order of Sale in Barren Circuit Court Civil Action No. 13-CI-644, PBI Bank and Republic Bank & Trust Company vs. James Crews to recover in rem the amount of $369,419.27, to- gether with interest at the rate of 7.625 per cent per annum from July 8, 2015 until paid and to recover the amount of $84,390.42, together with interest at the rate of 8.25 per cent per annum from July 8, 2015 until paid including attor- ney’s fees to be approved by the court, and costs herein expended.
